What makes Gecko Urban different from a traditional real estate agency?

We are not just intermediaries; we offer a 360° approach. Alongside traditional buying and selling, we specialize in Personal Shopping (targeted property search), renovation management, and investment strategies such as Fix & Flip.

Which areas do you cover?

Our focus is on Barcelona and Catalonia. We have in-depth knowledge of local market prices, the best residential areas, and the development potential of various neighborhoods.

What languages do you speak?

We provide full consultations in English. Additionally, we speak Spanish and Catalan to negotiate optimally with local owners, as well as German, which gives us excellent access to a broad international investor network.

What are your fees?

This depends on the specific service you require (sales, active property search, or project management). Contact us for a free initial consultation, during which we will transparently outline our terms and conditions.

What exactly is “Personal Shopping”?

With our Personal Shopper service, we don’t just wait for you to find a property in our portfolio; we actively search the entire market for you. We filter listings, inspect the building’s condition, and negotiate the price with your best interests in mind.

What does “Fix & Flip” mean?

Fix & Flip is an investment strategy: we purchase a property that needs renovation, refurbish it to high quality standards, and then sell it for a profit. We manage this entire process for you as an investor.

Do you also help with renovations after the purchase?

Yes, this is one of our core strengths. We offer comprehensive renovation management, coordinating contractors and supervising the construction site until completion.

Do you help with bureaucratic hurdles and paperwork?

Absolutely. Especially for foreign buyers, we handle administrative procedures, assist with applying for the NIE (Spanish Foreigner Identity Number), and help you open a Spanish bank account.

How much are the closing costs in Spain?

In Catalonia, closing costs (taxes like ITP, notary, and Land Registry fees) typically range between 10% and 12% of the purchase price. We will provide you with a detailed cost breakdown before you commit to anything.

Can I buy a property without being there in person?

Yes. Through video viewings and powers of attorney, we can handle the entire process on your behalf. You only need to travel for the key handover—or not at all if you prefer.

How do you protect me against unpaid rent?

When renting out your property, we conduct strict solvency checks on potential tenants. We verify income statements and employment contracts to minimize your risk.

What happens if my property is vacant?

We offer an active vacancy management service. This means we inspect the property regularly, empty the mailbox, and ensure it remains secure and well-maintained until a new tenant or buyer is found.

Do you help determine the right rental price?

Yes. Setting a realistic rental price is crucial for securing a good ROI. We analyze comparable properties and local rental indices to achieve the optimal price for you.

Is the property valuation really free?

Yes, we offer owners a professional market valuation—completely free of charge and with no strings attached.

What is “Home Staging” and why do you do it?

Home Staging involves visually enhancing your property using furniture and decor. This leads to better photos, attracts more potential buyers, and often results in a higher final sale price.

What documents do I need to sell my property?

You will need, among other things, the Land Registry Extract (Nota Simple), an Energy Performance Certificate, and a Certificate of Habitability (Cédula de Habitabilidad). We will help you obtain all the necessary paperwork.

How long will it take to sell my property?

This depends on the price and location. However, thanks to our marketing strategy and extensive network, we often find a buyer much faster than the market average.

Do you conduct viewings even if I am not there?

Yes. If you provide us with a set of keys, we will handle all viewing appointments with interested parties professionally and discreetly.

Do you use a bidding process?

Upon request, yes. A bidding system can be highly effective, especially for high-demand properties, to transparently achieve the maximum market price.

Do you accompany us to the notary appointment?

Of course. We prepare the notary appointment, review the earnest money contract and the final deed, and stand by your side during the signing to immediately clarify any questions.

Do you also arrange financing or mortgages?

We collaborate with experienced financial advisors and banks, and we are happy to connect you with them to secure the best possible mortgage terms.

Do you have your own contractors?

We have a solid network of reliable professionals (architects, builders, and tradespeople) with whom we have been working successfully for years.

Do you also offer property management for rentals?

Yes. If you plan to use your property as an investment, we can take care of finding tenants, conducting solvency checks, and handling day-to-day administration.

Is an Energy Certificate mandatory?

Yes, an Energy Performance Certificate is required by Spanish law when selling or renting a property. We will arrange for a certified technician to issue it.

What is the “Plusvalía” and do I have to pay it?

The Plusvalía is a municipal tax on the increase in the value of the land, and it is paid by the seller. We calculate this amount for you prior to the sale so you know exactly what your net profit will be.

Do you have off-market properties (not listed online)?

Yes. Through our Personal Shopper service and industry network, we frequently gain access to properties before they hit the major real estate portals. Ask us about them directly.

What is the benefit of an exclusive listing agreement?

Granting us exclusivity guarantees our full dedication and the maximum marketing budget for your property. Instead of having multiple agencies “burn” your property by overexposing it online, we manage the sales process exclusively and strategically.
